Question
should there be definitions of these terms included:
Rural Character: Small‑scale, traditional architecture; natural materials; articulated façades; pitched roofs; human‑scale proportions.

Human‑Scale Massing: Building volumes and façade elements proportioned to pedestrian perception; no large uninterrupted masses.

Articulation: Step‑backs, bays, roofline breaks, or wall‑plane changes that visually reduce building mass.

Primary Façade: Any façade facing a public street or public parking area.

Secondary Material: Material used only for trim, accents, or non‑visible façades.

Gateway Corridor: High‑visibility corridors requiring enhanced design standards (Brecksville Rd, Wheatley Rd, I‑77 approaches).
home businesses: should the number of non resident employees be limited? Home based fulfillment business (etsy) should have limited deliveries per day. Noise, odor limits ie dog breeding, hours of operation, excessive equipment noise. No outdoor storage ie landscaping equipment, earth moving equipment, trailers
clarify: deck-to-deck
Don't quite understand why the number of persons cannot exceed 4?
Suggestion
Suggest 1000 ft.
1000 feet
Suggestion
We definitely need to discuss this. I believe we need to limit most of this.
Question
I don't believe we allow any sexually oriented businesses. I see this as a kind of double edged sword. If we have this in place, an argument could be made that because we recognize it and regulate it, it should be allowed. The other way to look at it is if we don't allow it and don't have a code in place, it someone were to go to court and convince a judge we should allow it, we have no code for it. This could also apply to marijuana growing and outlets and gambling.
Does this include permeable pavers?
I would like to discuss this.
Should it read ...along Wheatley Road AND at intersections of public roads...?
We may want to allow accessary storage in CR-3?
We have 1 vehicle fueling station in CR1 (I think) we do not want to make it legal non-conforming (?)
I'd like to discuss the rationale for this.
I'd like to discuss the highlighted changes
Why does it include laundry but not dry cleaning?
"Outside of outdoor areas" seems awkward. Maybe change to: with an allowance for an outdoor area for dog runs and similar pet amenities.
I don't understand this. The first sentence says they are not necessarily related, the second sentence says they aren't related and the maximum number in the household is four.
I don't think we want this street to connect into the crossroads district
Add planned road extension here
Should we address motorized vs nonmotorized outdoor recreational uses? i.e. limiting go carts, snow mobiles, 4-wheel vehicles from passive trails
Discussed *not* having opaque screening -- a need to leave this open and viewable

Discussed lighter landscaping requirements
Discussed adding:
- Safety Service Director

- Village Engineer
- Planning and Zoning Director

***Change the title from "safety force" to "municipal signoff required"
***Village expertise required; including but not limited to ...
Discussed removing but clarifying/adding the small-cell towers
Discussed restricting curb cuts from Wheatley Rd
P&ZC discussed removing the green required trails from the regulating plan
Question
what is the rationale for this separation?
Question
since the number of gas stations is not limited in Richfield, should the number of adult sexually oriented businesses also be limited?
Question
is "excessive" defined? I'd imaging if not there are a number of opinions on what constitutes excessive.
Question
is there some equestrian welfare standard that informs these numbers?
Question
couldn't chickens in smaller lots be acceptable if the size of the flock was limited? there are current examples of this practice
Question
what is the rationale for choosing 5% in this instance?
Question
what is the rationale for limiting the amount of gross floor area and for choosing 33% in this case?
"mental illnesses" would not seem to include residential treatment facilities for those with developmental disabilities?
Question
Why four? seems arbitrary?
